ตม.30 คืออะไร?

คำถามที่พบบ่อย

• ถ้าพักโรงแรมด้วย ค้างบ้านภรรยาไทยด้วย ต้องแจ้งยังไง ?
  • โรงแรมแจ้งให้แล้ว ควรขอใบหลักฐานด้วย แจ้งครั้งเดียวก็ได้

• ถ้าโรงแรมแจ้งแล้ว บ้านส่วนตัวไม่แจ้งได้มั้ย ?
  • อันนี้แล้วแต่วิจารณญาณของแต่ละคน  แต่ทางกฎหมายคือใครที่ให้ที่พักชาวต่างชาติคือต้องแจ้งหมด แต่ในทางปฏิบัติถ้าโรงแรมแจ้งแล้ว บ้านส่วนตัวก็ไม่จำเป็น แต่ต้องขอหลักฐานการแจ้งด้วย
  • เพราะถ้าต้องการขออยู่ต่อ หรือ ต่อวีซ่า ต้องใช้หลักฐานตม.30 นี้ด้วย

• ถ้าเป็นบ้านที่ไม่มีเจ้าบ้าน ทำยังไง ?
  • คนที่ให้ที่พัก เช่น ผู้เช่าหรือผู้ดูแลบ้าน สามารถแจ้งแทนได้ โดยใช้สถานะ “ผู้ครอบครองที่พัก” แทนคำว่า “เจ้าบ้าน” ใช้ สัญญาเช่าหรือเอกสารแสดงสิทธิ์ในการอยู่บ้านนั้น สำเนาทะเบียนบ้าน (แม้ไม่มีชื่อเจ้าบ้าน ก็ใช้แนบได้)

ตม.30 ทำไมต้องทำ?

• ถ้าใครจะขออยู่ต่อ หรือต้องมีการติดต่อตม. อย่าลืมขอหลักฐานการแจ้งที่พักตม.30 นี้จากเจ้าบ้านหรือโรงแรมด้วย  ถ้าตม.ขอแล้วไม่มีให้ ชาวต่างชาติจะเป็นคนที่ถูกปรับ  

• ใครที่บอกว่ามาไทยไม่เคยแจ้งเลยไม่เห็นเป็นอะไร ก็เพราะว่าเขาไม่ได้มีการติดต่อตม.เพื่อขออยู่ต่อจึงไม่มีการเรียกหลักฐานตม.30

What is TM.30?

• TM.30 is the notification of residence for foreigners, which must be submitted after the foreigner has entered Thailand.
• Notification can be done online via the official website: tm30.immigration.go.th

• The law requires that property owners, hotels, apartments, or any accommodation providers who host foreigners must report their stay.

• Anyone can submit the notification, but it must include the details of both the property owner (host) and the foreign guest.
• You can register online or at the nearest immigration office.

Common Questions:

• If staying at both a hotel and a Thai spouse’s house, how should it be reported?
  • The hotel will notify on your behalf, but you should request proof of notification. One notification is generally sufficient.

• If the hotel has already reported, is it necessary for the private residence to report as well?
  • Legally, every accommodation provider must notify. However, in practice, if the hotel has already reported, it is often considered unnecessary for the private residence to do so. Still, it is strongly recommended to obtain proof of the hotel’s TM.30 notification.
• If the house has no registered house owner, what should you do?
  • The person providing the accommodation — such as a tenant or caretaker — can file the report instead of the house owner, using the status “possessor of the property” (ผู้ครอบครองที่พัก).
  • You can use these documents as evidence: Rental contract or any document showing your right to stay in the property and House registration book (Tabien Baan) — even if there is no house owner’s name listed, you can still attach it

Why TM.30 Proof Matters:

• TM.30 proof is often required when applying for a visa extension or renewal at Immigration.
• If Immigration requests the TM.30 proof and you cannot provide it, the foreigner (not the host) will be fined.

• Some foreigners say they have never filed a TM.30 and faced no issues. This is usually because they never had to deal with Immigration for visa extensions or related matters, and therefore were never asked for the TM.30 proof.
